10 Reasons NOT to Move to New Jersey (Before You Decide)

Before you move to New Jersey… you need to know these things.

New Jersey gets a lot of attention—especially from buyers relocating out of New York City and North Jersey suburbs. And while there are plenty of reasons people love living here (we’ll cover those in other posts), there are also some very real downsides that most real estate agents won’t tell you upfront.

As a local Realtor working across Western Passaic, Sussex, Warren, and Morris Counties, I’ve helped countless buyers relocate here—and I’ve also seen what causes regret after the move.

This guide is not meant to scare you. It’s meant to educate you so you can make the right decision.


1. Property Taxes Are Among the Highest in the Country

Let’s address the biggest elephant in the room.

New Jersey consistently ranks as having the highest property taxes in the United States.

What does that mean for you?

  • A $500,000 home could have $9,000–$14,000/year in taxes

  • Even in more affordable counties like Sussex or Warren, taxes still add up

  • Monthly payments can be significantly higher than expected

Why this matters:

Many buyers focus only on purchase price—but in New Jersey, your tax bill can feel like a second mortgage.

Pro Insight:

Western counties like Sussex and Warren often offer better value compared to Bergen or Essex—but taxes are still a key factor in affordability.


2. Cost of Living Is Higher Than Most States

New Jersey is not a “cheap” place to live.

Beyond property taxes, you’ll encounter:

  • Higher grocery costs

  • Higher gas prices

  • Higher insurance premiums

  • Higher home maintenance costs

Especially important for relocation buyers:

If you’re coming from:

  • NYC → You may feel relief

  • Pennsylvania → You will feel the increase

Reality Check:

Many buyers underestimate how much their monthly burn rate increases after moving.


3. Traffic Can Be Brutal (Even in “Quiet” Areas)

A lot of buyers assume moving to Western NJ means escaping traffic.

That’s only partially true.

The reality:

  • Routes like Route 23, Route 15, and I-80 get congested

  • Weekend lake traffic is very real

  • Commuting into NYC can be time-consuming and unpredictable

Example:

West Milford → NYC commute can exceed:

  • 1.5 to 2+ hours each way

Pro Tip:

If commuting is part of your life, your location choice matters more than the house itself.


4. Winters Can Be Long and Harsh

If you’re not used to Northeast winters—this is a big one.

What to expect:

  • Snowstorms (especially in Sussex & higher elevations)

  • Icy roads

  • Long gray stretches from January through March

Impact on daily life:

  • Longer commutes

  • Higher heating bills

  • More home maintenance (plowing, salting, etc.)

Key Insight:

Western NJ gets more snow than coastal areas, which surprises many buyers.


5. Older Housing Inventory = More Maintenance

Unlike newer states with modern construction, many homes in NJ are:

  • Built in the 1950s–1990s

  • Septic systems instead of sewer

  • Well water instead of public water

What this means:

  • More inspections needed

  • Higher maintenance costs

  • Unexpected repairs

Common surprises:

  • Septic replacements ($15K–$30K)

  • Well water treatment systems

  • Aging roofs or HVAC systems


6. Limited Inventory in Desirable Areas

Here’s something many buyers don’t expect:

The best towns have very limited inventory.

Especially in:

  • West Milford

  • Sparta

  • Jefferson

  • Hardyston

  • Chester / Morris County areas

Result:

  • Competitive bidding

  • Homes selling quickly

  • Less room for negotiation


7. Commute Trade-Offs Are Real

People move to Western NJ for:

  • Space

  • Privacy

  • Nature

But there’s always a trade-off.

You gain:

✔ Larger homes
✔ Land
✔ Quiet surroundings

You lose:

✖ Walkability
✖ Quick access to cities
✖ Convenience

Bottom Line:

You’re choosing a lifestyle shift, not just a new house.


8. Not Every Town Has the Same Vibe

New Jersey is incredibly diverse—and that can be confusing.

Within 20–30 minutes, you can go from:

  • Suburban neighborhoods
    → Rural farmland
    → Lake communities
    → Mountain-style living

Why this matters:

Choosing the wrong town can lead to:

  • Lifestyle mismatch

  • Longer commutes than expected

  • Regret after moving


9. Lake Communities Aren’t for Everyone

Western NJ has amazing lake communities—but they come with trade-offs.

Pros:

  • Scenic views

  • Outdoor lifestyle

  • Vacation feel

Cons:

  • HOA fees

  • Restrictions

  • Seasonal population shifts

  • Smaller roads / access challenges

Reality:

Some buyers fall in love with the idea—but not the day-to-day reality.


10. The Buying Process Is Competitive and Fast-Moving

New Jersey real estate moves quickly—especially in desirable areas.

What buyers experience:

  • Multiple offers

  • Limited time to decide

  • Pressure to act fast

Biggest mistake:

 Waiting too long → losing the property

 


So… Should You Move to New Jersey?

Here’s the truth:

Despite everything we covered…

Thousands of people are STILL moving here every year.

Why?

Because New Jersey offers:

  • Strong job access (NYC proximity)

  • Beautiful outdoor living

  • Top-tier suburban lifestyle

  • Diverse communities


The Real Answer (What Most People Get Wrong)

The question isn’t:

👉 “Is New Jersey good or bad?”

The real question is:

👉 “Is New Jersey right for YOU?”


Who New Jersey Is PERFECT For

You’ll likely LOVE it here if you:

  • Want more space than NYC

  • Appreciate nature and outdoor living

  • Are okay trading convenience for lifestyle

  • Understand the cost structure


Who Might Regret Moving Here

You may struggle if you:

  • Want walkability and city life

  • Are very budget-sensitive

  • Need a short commute daily

  • Prefer newer construction homes


Final Thoughts

New Jersey is not a one-size-fits-all market.

It can be:

  • An incredible upgrade
    OR

  • A frustrating mismatch

It all depends on how well your expectations match reality.
